What is a home measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a floorplan service, a certified appraiser measures your home with a measuring tool — generally a tape measure or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like stairs, patios, and fireplaces. They may make a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total living area and the overall layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service necessary?

Disputing property taxes

Property tax records frequently reflect the wrong area of a property because the values can come from many sources, and occasionally go unproven — meaning you may be taxed for more space than you have! Unless a certified appraiser has recently performed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting a property up for sale

A measurement service can ensure that you're paid a fair price for your home. Living space is one of the biggest elements potential buyers look for when purchasing a home — but since square footage values are often approximated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of your home as well as the number of interested buyers. The only sure method of using a precise GLA when listing your home is to reference a previous appraisal or measurement service performed by a certified appraiser (after any renovation that may have affected square footage).
